Why Try Farmland Investing?
I believe that food is a weapon. Therefore, if you control food, you control society. That knowledge should make all of us actively look into investing in this particular asset.
When I first started investigating farmland investing, I found out that there were four main advantages to it:
Firstly, it is prime real estate.
Secondly, it's food and produce, which will always be in demand to sustain life on earth.
Thirdly, it is a Sharia-compliant investment. As long as you're avoiding vineyards and produce that is sold to make alcohol, you are good.
And lastly, It is managed by a third party, so it is completely passive investing; and, unlike rental agreements, you will not deal with squatters.
Who Can Participate in Farmland Investing?
So, who can invest in a farmland? This is extremely important to know, because only accredited investors can invest in farmland.
Now, if you're scared of terminology, the number one rule here at Muslim Women Invest is that I will do everything in my power to ensure you do not have to be intimidated by terminology. It’s not actually as complicated as it sounds.
An accredited investor is simply somebody whose individual gross income exceeds $200,000 USD in each of the two most recent years, or joint income with a spouse or a partner exceeding $300,000 for those two most recent years, along with a reasonable expectation of the same income level in the current year.
Now, a person whose individual net worth or joint net worth with their spouse or partner exceeds a million dollars and excludes primary residence is also an accredited investor, so I think a lot of people wonder if that excludes them from investing in real estate.
A lot of people do not know that everything they own that is paid off, in their name, and qualifies as an asset (which includes your cars if they are paid off!) can be counted toward making you an accredited investor. So for my high earners who are making more than $200,000 individually or more than $300,000 as a couple, they should be looking into this particular investment.
The ROI of Farmland Investing
Next, what is the return on investment in farmland? Usually, companies managing farmlands (of which you will be a partial owner) sell it within three to ten years. The maximum I've seen these companies hold on to that farmland is ten years.
Overall, they’re aiming for a 3x return on investment. So if they get that 3x return on investment, they will then sell. This provides a fantastic ROI for you as the investor.
